The Club and Home Question
If you're considering Gulf Harbour as your club, you've probably thought about where you'll live. Over 1,600 residences spread across 22 neighborhoods sit on 556 gated acres along the Caloosahatchee River. Maintenance-free condos, townhomes with golf course views, and waterfront estates run from $300,000 to $7 million.
Some members live in the community. Others live nearby. Both get full club access.
Understanding Gulf Harbour Real Estate
The Gulf Harbour area includes a private club, a residential community, and a marina. However, each organization operates independently. Here's what that means for you.
The Club
Gulf Harbour Yacht & Country Club operates as a private, member-owned club offering golf, tennis, fitness, dining, spa services, and social events. Membership is open to both residents and non-residents.
-
Living in Gulf Harbour does not require club membership

-
Many members live in nearby Fort Myers communities and drive in for activities
The Community
The Gulf Harbour residential community is managed by individual neighborhood HOAs (Homeowners Associations) and the Gulf Harbour Master Association. Property ownership, HOA fees, and community rules are separate from club operations.
-
Each of the 22 neighborhoods has its own HOA with specific rules and fees
-
The Master Association oversees community-wide concerns like security and entrance gates
- Real estate transactions are handled through independent realtors familiar with the community
The Marina
Gulf Harbour Marina operates independently from both the club and the residential community. The marina offers 186 deep-water slips for vessels up to 97 feet, located on the Intracoastal Waterway with direct access to the Gulf.
-

-
Rental opportunities offered through a realtor or the marina directly
-
Marina amenities include floating concrete docks, 30/50 amp power, fuel dock, pump-out service, bathhouses, and laundry
-
Slip ownership is separate from club membership and property ownership
Gulf Harbour Yacht & Country Club does not sell real estate or work exclusively with any particular realtor. We recommend working with a licensed real estate professional familiar with our community to find available properties and understand neighborhood-specific details.

Common Real Estate Questions
-
Do I need to buy a home to join the club?
No. Membership is available to both residents and non-residents. You can live anywhere in Southwest Florida and join Gulf Harbour as a member with full access to all amenities.
-
If I buy a home in Gulf Harbour, am I required to join the club?
No. Property ownership and club membership are separate decisions. Many Gulf Harbour homeowners are not club members, and many club members are not Gulf Harbour residents.
-
Can I use the clubhouse and amenities if I own property but am not a member?
Club amenities (golf course, tennis courts, fitness center, spa, pool, and restaurants) are available to club members only. Property ownership alone does not grant access to club facilities.
-
How do HOA fees work?
Each neighborhood has its own HOA with specific monthly or annual fees that cover maintenance, landscaping, insurance, and community services. HOA fees are separate from club membership dues. For specific HOA information, contact the Gulf Harbour Master Association or your realtor.
-
What are the rules about short-term rentals?
Short-term rental policies vary by neighborhood HOA. Some neighborhoods allow seasonal rentals, while others restrict them. Check with the specific neighborhood's HOA before purchasing if rental flexibility is important to you.
-
Can I tour the community before buying?
Yes. As a gated community, Gulf Harbour requires check-in at the entrance gate. If you're working with a realtor to view specific properties, they can arrange access. If you'd like to schedule a club tour, contact our Membership Director and we'll be happy to show you around.
-
Are golf carts allowed on community streets?
Personal golf carts are permitted on community streets, provided the operator holds a valid driver’s license.
-
Can you recommend a realtor who knows the community?
While Gulf Harbour Yacht & Country Club does not endorse specific realtors, many local agents specialize in our community and are familiar with the different neighborhoods, pricing, and HOA details. We recommend working with a licensed Florida realtor experienced in Gulf Harbour properties.
-
What about boat slips and marina access?
Gulf Harbour Marina offers 186 boat slips ranging from 38' to 100' with direct access to the Gulf. Slip availability and pricing are managed separately from both real estate and club membership. Contact the marina directly at 239-437-0881 or visit gulfharbourmarina.com.
-
What are the marina slip rates?
Contact the Gulf Harbour Marina for current availability and additional details.
-
Can I access the marina if I'm a club member but don't own a slip?
Marina access and club membership are separate. Contact the Gulf Harbour Marina for details.
-
Is there a yacht club separate from the country club?
Yes. Gulf Harbour Yacht Club is a separate organization for boaters that promotes cruising and social activities. Yacht Club membership is independent of both the country club membership and marina slip ownership.
-
I'm a seasonal resident (snowbird). Can I still join the club?
Absolutely. Many of our members are seasonal residents who split their time between Florida and another location. Whether you're here for three months or twelve, you're welcome as a full member with access to all club amenities when you're in Southwest Florida.
